2020 Capital Challenge

The 2020 Capital Challenge pits teams from Georgetown University’s Master of Professional Studies in Real Estate Program, The Colvin Institute of Real Estate Development at The University of Maryland, The Kogod School of Business at American University,  and George Mason University’s M.S. Program in Real Estate Development  in a case study competition focusing on a real estate development/redevelopment project located within the DC, Montgomery, Prince George's or Frederick Counties.

Teams are challenged with the case study including essential information and/or assumptions about the subject site or property. Student teams formulate a proposed investment strategy and develop a comprehensive analysis and recommendations to maximize the potential of the property from both a quantitative (financial) and qualitative (feasibility) standpoint.

The Capital Challenge uniquely examines a “real life” case study and assigns each school a team of consultant sponsor firms from supporting disciplines; CRE development, architecture, engineering, brokerage, contracting and finance to support the team in development of their solution.  The case sponsorship and consultant sponsorship proceeds fund the scholarship prize and team expenses incurred in case preparations.  At the Challenge finale event, the winning school is awarded a Grand Prize Scholarship of $10,000!

This year teams will be developing highest and best use proposals for two Metro adjacent sites within Unibail-Rodamco-Westfield's Wheaton regional shopping center.  Previous Challenges have examined Roadside's repositioning of Fannie Mae to City Ridge, WMATA Northern Bus Garage, Comsat site owned by Lantian Development, Greenhill's Wheaton Maryland holdings, The Midland Companies prime Bethesda property, Federal Realty's Pike 7 Plaza, W.C. Smith’s Riverfront Portfolio, the Greyhound bus terminal, Akridge’s Buzzards Point and a JBG sponsored site in NOMA.

The Capital Challenge has proven to be of great value to the case sponsor and consultant sponsors.  It is an innovative, rewarding program which connects our NAIOP members with the bright young minds of future real estate professionals!
