Expediting Montgomery County’s Record Plat Approval Process (May 13, 2022)

NAIOP’s Leadership Committee is pleased to share that as a result of discussions with Montgomery County’s Department of Permitting Services and the Maryland-National Capital Park & Planning Commission (“P&P”), P&P has agreed to help expedite the record plat review and approval process.  P&P will allow record plats to be submitted for review while P&P’s staff is concurrently reviewing site plans for certification.  In other words, one no longer needs to wait for site plan certification to submit a record plat for review.

Thrive Montgomery 2050 Listening Session (November 18, 2021)

Thrive Montgomery is the general plan that will guide development in Montgomery County over the next thirty years.  We highly encourage the development community to engage in the process and urge the County Council to take a final vote on Thrive.  Thrive Montgomery 2050 is a framework to guide land use planning for housing, economic development, equity, transportation, environmental sustainability and more for the next three decades in Montgomery County.  Learn More

 

Need to Know: Montgomery County, Maryland Green Building Tax Credit (September 20, 2021)

As you may know, Montgomery County provides a tax credit to property owners who achieve a LEED or equivalent green building certification.  Since the total available credit amount countywide is capped at $5,000,000/year, many owners end up having to wait many years before receiving the credit. The wait time is contingent upon many things, including where the property owner is in the queue maintained by the County and the level of LEED certification for credit recipients.  In order to better understand the County’s procedures as well as provide greater certainty to the commercial development community, NAIOP’s Public Affairs Chair, Eric Kassoff of Wilkes Artis, filed a Freedom of Information Act request with Montgomery County. - Learn More

 

Need to Know: Maryland’s Draft Climate Plan Would Require All Buildings to Reach Net-Zero Emissions by 2045
 (September 7, 2021)

Maryland’s climate goals are aggressive and likely to become more rigorous when the General Assembly reconvenes in January of 2022.  Both the Hogan Administration and leaders in the General Assembly have endorsed reaching economy-wide net zero emissions by 2045. Policies to transform how utilities generate power and accelerate the transition to electric automobiles have been set in motion.  Direct energy use in buildings generates 13% of state-wide carbon emissions and the goals set by the general assembly cannot be met without eliminating emissions from buildings by mid-century.  - Learn More
